House Plan Tips

This “study aid” should help you identify top features of a design that are important for the way you want to have.

1. Find The Front Door.

It’s designated simply with door swings, or “Entry” “Foyer,” or even”Entry Gallery”. If the front door opens directly to the living or eating space there’s often no notation, just the entranceway golf swing. Door swings track the golf swing of the door in and out — good to keep in mind as you see furniture placement. Slipping doors are mentioned not as swings but as slim lines parallel to — but thinner than — the line of the wall.

2. Psychologically Walk Through THE PROGRAM.

From the front door go to the kitchen, living room or great room and then to the bedrooms. Imagine beginning all the doorways on the plan. Is there a graceful easy, and efficient circulation between rooms and spots?

Furniture on the program helps give level to each space. Amenities are important if the traffic circulation is awkward the house will not live comfortably. Think about how exactly the kitchen attaches to the dining room or living room, where most people live.

3. Gauge The Storage Entry.

Follow the road from garage area to kitchen. This is the way most people enter in a house; circulation should be clear and easy without tight corners so to arrive with groceries or other items is as convenient as you possibly can.

4. Note Room Measurements.

These are usually included in the floor plan but on Houseplans.com sometimes the measurements are detailed on the Plan Detail Site under the tab “More Plan Information.” Compare the detailed measurements to your own experience of comfortable room sizes. Do that by measuring the width, size, and height of 1 or two of the rooms you’re moving into now, or of rooms you prefer.

5. Smoke Out The Fireplace.

Will there be room for furniture around it? I like the way the great room fireplace in modern prairie style plan 48-255 is part of a wall membrane with built-in storage for media and books.

A fireplace too near to a doorway is not very useful.

6. Search for Storage.

Are the closets enough and where they have to be? Ideally, safe-keeping areas should suit the type of subject being stored: coats and boots in a mudroom; large cabinets for CostCo resources, etc.,

7. Study The Stairway(s).

Will there be full height over it — creating an available feel — or would it just disappear into the ceiling, which makes an area feel small and cramped. The stair in Plan 454-14 increases in what is, in effect, a large light well, brightening surrounding spaces.

8. Watch Window Placement.

Glass windows on two attributes of a room balance daylight and develop a spacious feeling; windows on just one single side of an area build a cave-like sense and promote glare. House windows set saturated in a wall provides daylight while conserving privacy; however a room with these high windows, categorised as clerestories, will feel restricted and boxy if it generally does not also have lower windows on another wall structure for views.
